So you’ve found the perfect home and you're ready to make it yours, congratulations! But what happens after you submit an offer? For many buyers, the time between making an offer and getting the keys can feel like a whirlwind of inspections, paperwork, and waiting.

We’re here to walk you through every step of the journey. Here’s a stage-by-stage breakdown of what to expect from the moment your offer is accepted to the day you unlock the front door to your new home.


📝 Step 1: Make an Offer

Once you’ve found a home you love, your agent will help you:

  • Determine a fair offer price based on market analysis

  • Include any contingencies (financing, inspection, appraisal, etc.)

  • Submit the offer to the seller's agent

Timeline: 1–3 days (for offer review and negotiation)

If the seller accepts or counters, and you agree, you’ll move on to the next step: the purchase agreement.


✍️ Step 2: Offer Accepted & Earnest Money

Once the seller accepts your offer, the deal becomes “under contract.” You’ll typically:

  • Sign a purchase agreement

  • Submit earnest money (a deposit showing good faith)

  • Begin the formal mortgage application process

Timeline: Within 1–3 days of offer acceptance
